Flood Concerns
In short--living on a creek, 4" of rain, 6" of diverted water moving through 80% of my yard. 25' and a couple inches of elevation change from house, 75' and 5" change to vehicles. Staying up to around 2-3am to monitor changes and decide whether to move vehicles to higher ground. No basement, 3' of so crawlspace before house. Not on a well. Have flood insurance.
I'm running through a list of potentials and am interest in what concerns I am missing? This is not the sort of flood for FEMA and sandbags or anything, but will likely be the worst in 6 years. A few inches of standing water is routine in a good part of my yard for a couple days ever year, but this is significantly larger and has a slight current.
I'm thinking:
Sewage overflow
Tree loss
Potential vehicle issues, which I am waiting on
Guaranteed standing water on roads
Water snakes/wildlife
May finally be rid of moles/voles/other
Anything I should look out for I'm overlooking?
Also, morning high tide is expected 3' above normal according to weather warning. The creek is usually about 6' below the land on my property, and is now about 3' or less below the edge. I am unsure how to interpret the 3' tide issue, and currently believe the increase already takes into account the change that's previously taken place.
